To move forward you must acknowledge what already exists.  This building exhibits the epitome of what we have come to expect of an early 20th century industrial space.  In fact, the original use of this structure was a tile factory.  The regular spacing of slender and unadorned pilasters capped by semi-ornate capitals gives the building a modernist appeal.  The floor planes are strongly suggested in the facade as well by spandrel panels running horizontally across each bay.
The design of this building indicates work, but the nature of the labor has changed over the years.  We now find a modern co-working space where creatives can join one another and work together or independently.
Structural Concepts

Sketching the generic structure allows for the consideration of the enclosure.  The existing structure is static, but the program and use are flexible, like most open plan structures. Anchored only by the vertical circulation. 
Study Models
Considering form, structure, program and circulation in physical form gives insights which may provide much more clarity than drawing on paper.  Study models are capable of showing proportion, voids, solids, as well as connections across dimensions.

Through Section, we begin to find ways which each floor can connect with and inform the floor above and below.  Through circulation, void creation, and glazing connection considerations we are able to grow and activate the feeling of wholeness within the enclosure.
Floor Plans
Visual connections are further reinforced by splitting and creating spaces which are accessible through differing entry/egress routes.  Splitting the upper floors front and rear allows for this program to succeed in a very limited footprint.
